The Problem
As the real estate investment management world transitions its priorities to focus more on creating better client relationships rather than pure performance, Tryperion realized it needed a new tool to meet those standards. The rising concern of private investment statements and real estate investment reports ending up in the wrong hands called for an upgraded digital solution that delivered greater transparency and security for Tryperion’s client base. Although digital transformation has appeared in several industries, the real estate investment management industry in particular has lagged behind the times.
The Solution
Clients were complaining about their experiences using the portal, so retaining investors and making them happy was a key driver for change. The clunky interface of Tryperion’s previous platform was causing both employee and client frustration. Our digital client communication tool needed to be easy to use, both for us and for our investors, but also provide a robust level of security.
The results
Prior to bringing in the Intralinks platform, Tryperion had to manually put documents into each investor’s portal. Further, when the old portal wasn’t working properly, the Trperion team spent multiple hours trouble-shooting and sending out individual emails to investors. But with Intralinks, Tryperion can now upload various documents one time and automatically distribute them to each investor. The firm’s investment managers can now get up to speed and exceed their investor clients’ expectations. The online portal offers a convenient and hassle-free interface where clients can access capital calls, distributions notices, K-1 reports, capital account statements, tax forms and several other classified investment documents. The solution helped Tryperion streamline processes and gather effective investor intelligence used for measuring success with prospects, analyzing strategy, adjusting tactics and winning allocations.
Metrics
Using Intralinks, Tryperion can now seamlessly manage over 300 documents for 39 limited partners or their representatives. Since solving the investor communications challenge through this technology implementation, Tryperion has been able to focus on growing the firm. The firm plans to capitalize on the opportunities presented by the ongoing recovery in commercial real estate to acquire income-producing properties at a discount to both replacement cost and intrinsic value, while utilizing attractive financing offered by traditional lenders. In October 2014, we successfully closed our second fund in two years: $50 million of fully discretionary committed capital in an initial closing, which may increase to $75 million in subsequent closings. Tryperion will pursue value-add joint venture and direct investments located in secondary markets across the Western and Midwestern U.S. The Fund will target smaller, or “sub-institutional,” deals requiring $3 to $15 million of equity, opportunities which are often overlooked by larger capital sources.

Disruptive Factor
Transitioning investors from one online portal to a different online portal solution was risky, because you can’t strike out twice with clients. Improving credibility with clients and enhancing overall customer satisfaction have been the biggest assets since implementing Intralinks’ platform. Tryperion worked hard to earn a great reputation of adding value in our niche market, and now we have a platform to match those same values.
Shining Moment
We’ve actually had some clients who went out of their way to comment on how Intralinks is so easy to use and straightforward. But mostly we don’t hear anything, and that’s a good thing.
